What qualifications are we looking for?
Reporting to the Engineering Director, the purpose of this position is to fulfill the mission of the YMCA and to ensure that the work is in service to meeting community needs and delivering impact for the people we serve. The General Manager of Asset Management will ensure that a positive culture exists that demonstrates YMCA Calgary’s Guiding Principles and 4 core values of respect, responsibility, honesty, and caring while demonstrating a professional presence and have the ability to provide leadership and inspire a highly skilled team, including external partners and stakeholders.
This position oversees the work of the Asset Management team across all YMCA Calgary Facilities. This position is responsible for scheduling preventative maintenance tasks, prioritizing work across the team, performing regular inspections and oversight of maintenance work to ensure a high-quality standard, hiring and training operations staff, and stepping in to help coordinate more complex maintenance work.
At YMCA Calgary we strive to ensure our employees are a fit based on their strengths, interests, and future goals. The successful candidate will have the following;
· 8-10 years of progressively responsible experience in facility operations and maintenance
· 5 years of management experience
· 4th Class Power Engineering Certificate
· FMA designation is an asset
· Pool Operator Level 1 (or ability to achieve within 6 months of employment)
· Arena Operator Level 1 (or ability to achieve within 6 months of employment)
· Pool Operator Level 2 and Arena Operator Level 2 to be achieved within 12 months of employment
· Refrigeration technician experience and/or license is considered an asset
· Excellent oral, presentation and written communication skills with strong organizational skills
· 3 years of BMS experience
· Current Standard First Aid and CPR Level C certification
· Evidence of a clear Police Information Check and Vulnerable Sector Search
· Three professional reference
What does this role look like at YMCA Calgary?
Duties and responsibilities include:
· Responsible for the overall supervision, maintenance, custodial care, and long-term health of the YMCA Calgary properties.
· Contribute to the development of the capital budget and assist with execution of capital projects.
· Integrate technology to manage business processes, team communications, operational workplans, asset infrastructure, and strategic plans.
· Develop and manage the annual operating budgets in collaboration with the Asset Management team
· Provide systems oversight of operations and inspections of all building management systems, HVAC mechanical, electrical, telecommunications, plumbing, life safety and lifting devices.
· Work with contractors to schedule diagnostic and periodic tests/inspections of building systems and to ensure operation reliability and performance of the equipment. Confirm deficiencies have been corrected accordingly.
· Manage and monitor refrigeration system.
· The position is also required to guide and manage outside vendors, contractors and consultants, as may be required by specific work assignment.
· Monitor, manage and upgrade all Angus (maintenance management software) reports and tenant requests regarding heating, cooling issues and coordinate response to building emergencies.
· Manage and monitor all seasonal shutdown activities.
· Manage all existing building operation staff assigned to respective properties.
· Ensure all systems are operating in an efficient and safe manner.
· Ensure that all related safety guidelines are set out in provincial Environmental Health and Safety Legislation, and companies’ policies and procedures are met.
· Provide guidance and directions to the operations staff as required
· Provide regular feedback, conduct performance reviews and make staff decisions within Operations.
· Be proactive in responding to personnel related issues and provide coaching and counselling as required.
· Develop more efficient building operating and maintenance procedures.
· Respond to high level colleague departmental concerns.
· Manage and track the preventative maintenance schedules of the respective properties.
· Monitoring of chemical water treatment tests for all YMCA Calgary related systems.
· Review the building operation staff schedule and load factor on overtimes.
· With the Operations Managers, plan and manage upcoming and existing budgets as well as forecasting and variance analysis.
· Update and develop department policies, procedures and guidelines, maintenance programs for buildings, and related systems and maintain related site records.
· Facilitate and develop training curriculum and professional development in-services within the department
· Analyze data trends and develop KPI dashboarding
· Any other duties as require
